Rental Management Solutions  They can handle about any maintenance or repair request or get in contact with contractor to complete the task.  I have been using them for my rentals for about 5 years.  How many properties are you looking to be managed?

I have used RMS (Rental Management Solutions) for about 3 years now and pleased with them.  I believe they do mostly single family but I know they also manage a few apartments as well.  Might try to reach out to them.

Your goal return rate really depends on your level of risk.  I would recommend at least an 8% - 12% return to best the stock market.  The better question in my opinion to ask is what is your cash flow goal.  For me, I would take $200 cash flow with a 8% return instead of a $100 cash flow with a 16% return.

You might want to check out the Shawnee County Landlords Association.  They meet once a month in Topeka.

I have 3 rental properties east of Washburn University and they cash flow nicely.
