I believe I know the property you are referring too.  In my opinion, it is located in a rough area.  On the plus side, near by Kansas Ave. is being redone and there are some signs of business moving/staying in the near by downtown area.   I would be very conservative with your numbers.  I also have name of property managers in Topeka and the one I use for my properties.  Shoot me message and we can discuss further.

I don't believe their is an advantage to hold the designation, but would be interested in the quality of education that is provided.

I am have been investing in rental properties for about 9 months now and have 3 properties and should close on 4th in a few weeks. Use property management company in Topeka.

I am from Topeka area and lived in Salina for a few years while going to school at K-State, so I am somewhat familiar with Salina good and bad areas.

Some books I have found helpful are:

Steve Berges "The Complete Guide to Investing in Rental Properties"

J. Scott "The Book on Flipping Houses". J. Scott is also a BP member and great resource.

I know how difficult it can be getting started locally, let alone being overseas.
