Section 8 rentals can be a great way to start because the all or part of the rental payments are guaranteed by the government. Ohio is a great market for Section 8.

Hi Zakary,

Have you considered investing out of state? There are many markets that offer a better cash on cash return. The HOA fees from condos will likely eat up most of your potential for cash flow.

Hi Dermarquis,

The BRRRR method is very advanced. I'd suggest buying a turn-key or light rehab as your first investment. This will help you get familiar with the process of buying and managing with limited risk.

DSCR loans offer several benefits. Lenders require limited paperwork and there is limited personal liability on the loan. I'd suggest a turn-key rental or a light rehab to get started.

Your cap rate will depend on what class of neighborhood you invest in. A-Class neighborhoods will have a much lower cap rate than C-class neighborhoods. Let me know if you're interested in learning more about investing out of state.
