I just wanted to thank everyone for all of the help and wanted to follow up. The tenant decided to leave after we told them we were going to file eviction papers. So the crisis was averted. I'm now rehabbing it for the primary market.

@ J Beard, So the tenant left the house and we re-keyed the place and somehow, they found their way back in (perhaps through a window) and they decided to camp out in the living room.

Hi all, I am desperately looking for your help. I found myself in a bad situation and I am looking to the community for advice. I have a rental property in Pflugerville Texas that was managed by a property manager. I decided that I wanted to sell the property and so the tenant was asked to leave at the end of the lease term October 30. The tenant decided not to pay rent for October. I ask the property manager to file an eviction. They served the three day notice, and then unilaterally, ended my property management agreement without completing the eviction. Subsequently, the tenant decided to squat in the house and I'm having a hard time getting them to leave. This is my first time dealing with an eviction, and I feel like I was burned by the property manager. I am an absentee owner, so it is difficult to deal with all of this from afar. I feel like my property manager left me out to dry. Is there a place where I can file a complaint against the property manager? What should I do? I feel disempowered in this situation and am hoping that the Community can empower me Thanks, Jason

I'm looking for 2-3 contractors to bid on a house that I put in a contract for. It's in Covington GA and the repairs should be minor (paint, kitchen, windows, etc).

I am also looking for a certified inspector who would be able to inspect the property before and after the repairs.

Hello Community,

   I am looking into investing in a duplex in Atlanta that has approximately 2% RV ratio. I am thinking about proposing a seller financing option given that I don't qualify for a conventional loan because of my loan to income ratio.  Has anyone successfully done a seller financed deal in Atlanta and would be willing to offer their guidance?
