Thanks for the replies! I will be giving a 30 day notice to terminate the month to month tenancy through certified mail. 

I have a tenant that has no lease agreement (never had one), and I want to evict them. Do I need a reason? And do I have to serve a "3 Day Notice to Vacate" first? Or can I give them just a 30 day notice?

Thanks for your expertise.

What about Truth Finder?

A friend of mine was recently divorced and got a rental property. The person renting up and moved out leaving the garage packed with his stuff. He put in an outside wood burner furnace that he said he is taking and put a building in the back of the property that he said he is going to tear down and haul out. The place needs thousands of dollars in repairs....

There was no lease agreement or security deposit. Does anyone know if my friend has any legal ground to keep that furnace and building? He gave no notice and isn't planning to pay this months rent.... and he has both garages full.... Other than contact a lawyer, I'm not sure what my friend can do in Stark County, Ohio.

Any Advice?

I have multiple rentals I'm inheriting and all of them are being rented well below market value. None have leases and none have paid any security deposit. Most of the properties are in rough shape and need a variety of work done. 

In Ohio I know I need to give a 60 day notice for a large rent increase. Most will go up by $50 and a few I need to raise by $150 to bring the rent to market value. 

My thoughts are to sent a letter of notice along with a copy of what will be the lease agreement if they choose to stay. I feel like it might be better if they did decide to move, so I could do improvements and with any new tenants I would want first and last months rent with a security deposit. Idk Any advice?

Omg the fear of the dreaded pit bull lol. I've been around pit bulls all my life and they are the nicest and friendliness dogs. They are great around kids and people. Just like any dog, they learn what the owner teaches.

That being said, do you rent to other dog owners?

I have found a great duplex for 40K, that is currently occupied. It is bringing in 1200/mo. Located in a nice neighborhood and I cannot get a conventional mortgage. I would like to learn more about how I can get financing with you and obtain this duplex before someone else grabs it.

Hi Cheryl, how did your talk go? What club are you in, if you don't mind me asking? 

I'm a newb myself and from I just read, if I was in your shoes, I'd be would not be happy at all. I'd explain to the agent very bluntly that he is to deal directly with you and not your mentor, and if he can't then find another agent. There are plenty of motivated agents out there. Always go with your gut.
