Great story, thank you for sharing. You mentioned you did analysis in the markets out of state and picked Kansas City as opposed to Dallas, Atlanta, Charlotte etc... I’d like to know how you analyzed these markets? I’m currently looking for a new market myself and any guidance would be appreciated.

Last week my tenant tells me she sees ants in the kitchen... a lot of them. I asked her to handle the exterminator and told her I would reimburse her, she set up a pro and he treated for ants. A few days later she reaches out again saying the ants are still there and is having the pro come back to take a look.  When the pro comes he notifies her that they are not ants, but termites and that he will put her in touch with a termite pro. The townhouse is a duplex and another owner owns the other side so I am going to notify them and ask them to treat their unit as well and try to split the costs. Anyone have any experience with termites and treating them, and or dealing with another owner on splitting costs?

Wow I can’t believe the traction this topic generated... I just wanted to feel out the BP community and it seems like there are a lot more experienced investors here than novice from what I’m reading. My intention with this question was to illicit a conversation and let people talk about their investments, I figured if there were experienced investors here and I might pick up some new strategies, which I have. I’m in a point in my life and career (Law Enforcement) that I need to make a decision on where I want to continue to invest my time. Seeing that others here seem to be living off their investments is inspiring to me because I’d like to do the same. I’d just like to thank everyone for contributing and continued success to everyone!

@Clayton Cook The beauty of Real Estate Investing is letting your investments grow over time to accumulate wealth which we all know. My biggest regret in RE Investing is not buying more properties faster when I was younger. My first purchase was 25 years old, the next one was 30. My first rental has a lot of equity and spits out a lot of monthly cash flow compared to my newer purchases. So due to that fact, I would say jump in ASAP and let your wealth and cash flow start growing!

I’m curious to see who exactly visits bigger pockets. Is it mostly newbie/wanna-be investors or more seasoned/experienced investors? If you are investing, are you in state or out of state? I’ll start by answering my own question, I currently have 6 units out of state and will be adding as soon as I find another deal, how about you?

@Gino Barbaro what markets would you expand to in this Market?
Great podcast guys, I heard Jack and Gino mention they are originally from New York, do we know where exactly? Love to see fellow New Yorkers succeed with Real Estate investing in other markets that NY.

I’ve had success telling my tenants that I’m the owner. I explain to that that we are a small family business and that we value them. In response, I’ve been told that they value having access to the owner directly and were given advise from their own family members to find a home that a smaller family business owns because they care more. I agree with that philosophy totally and have had great relationships with my tenants. Maybe I’m just lucky but it’s been working for 11 years this way for me. Now contractors are another story, when I speak with them I’m just an employee.

John LaVecchia Hi John, your very bright to think about investing in a rental property at such a young age. I got my first one at 25 and my second at 30... it was the smartest thing I ever did. I now own 6 in your area and have some good insight into the Huntersville/Cornelious and Lake Norman market. If you buy right it will accomplish your goal of helping to pay your school loans... but here is another idea if you have an open mind. The area needs trustworthy property managers, if you can tap into this you’ll gain the experience of being a landlord without having to invest just yet. I mention this bc we are towards the top of the market in my opinion and I think there will be a better opportunity to buy in the coming years. Anyway, if your open to starting a property management company maybe we could chat further.
