@Edward Toomey V Thanks for entertaining my questions. I live in Roanoke and look at zillow for places in NW/NE and SE and I'm always interested in how people invest in those areas.
@Edward Toomey V - Just curious, but did you consider holding this one as a rental or was it bought to be a flip?
@Edward Toomey V How does the realtor get paid in an owner financing situation like this one?
Thanks,
Jason
Thanks to both of you for the responses. I wondered if it might be on my end. I get on zillow on my laptop and don't really have any problems.
Everytime I log into Zillow now, before I can search I have to click a box to confirm I'm not a robot and then go thru this obscene captcha where I'm clicking boxes that have buses and fire hydrants and crosswalks that goes on for an eternity. I can't seem to figure out how to get out of this particular level of hell and was curious if anyone else is running into the same thing.
Thanks

@Derrick E. or @Jill F. - My apologies if you answered this already, but I didn't see it asked. When you guys set this arrangement up, does the tenant have to be paid in full for the month that you start taking the 1/2 payments? I had this setup with my mortgage company a few years ago (trying to pay it down more quickly) and, say I started in January, I had to have January paid in full by the first and then they took a 1/2 payment out 2 weeks later so the 1/2 payment taken in January was really towards my February payment, etc. I hope this makes sense.
@Cody McCraw Yeah, that sounds like the way to go. Haha.

@Jason Davis. It is an attractive price point and i recently bought a few properties over in that area to test the waters. I've been investing for 12 years and have avoided se and nw like the plague because of all the horror stories I've heard, but so far I've had good luck with them.
That's great. Are you BRRRing them or just a straight buy?
@Cel Arrington Congrats on getting the first deal under your belt and good luck with the deals this year.
Post: Buy and Hold...in a flood zone

I lived in a flood zone for about 12 years and it would be a deal breaker for me based on that experience. Our house never flooded, but the insurance premiums were very expensive. I think the last year we lived in the house is was ~$4Kish (we sold that house for $135k). I haven't kept up with it since we moved (2 years ago) but our realtor told us that there is currently a cap on what the premiums can be, but that may not always be the case and every year it comes up for discussion (or something similar).
