It's the same as a cash closing.  In SC we spend about 1k.

Your debt service to him has to be less than what you have left after all expenses.  I good guess is about a third of rent to make some cash flow.    Don't set yourself to fail with a balloon anytime soon.   Offer him your motorcycle or boat as a down payment.   Let him finance the rest. 

If you don't have a boat or motorcycle,  offer him your friends.  Now you have a happy friend's wife.

Doesn't show up on your credit or affect reserves.   No need to hire third-party to make payment. The seller can see payment is made by logging in to banks website. 

I would consider holding off on refi.  The note you are taking over may  be worth keeping.  How far into the amortization is it already?   Now you only need 14k to get it rented.   You potentialaly could make that back in a year.

I'm serious.  Cash offer for your note is half face value.   Or full price for trade into bigger deal.

Seller finance?  Or private lenders.  Or alternative down payment(other equities)

We bought a 24 unit that sounds just like this.  The seller took a note with very low payments for the first year.  Will seller help?

This took me 10 years to learn:

ARV 200k. Repairs zero. Contract price 130k.

Wholesale for 10k.  Not bad. I keep 6k after taxes. 

Or.........

ARV 200k. Repairs zero. Contract price 130k.

Trade house for 1m property.  All 70k of house's equity is captured inside next property.
