@Natalie Hahn mountain view and redwood city has the highest rents in bay area (aside from SF... But trust me you don't want to build in SF a lot of the new constructions going up now took over 10 years to get the entitlement)

@Alvin Uy I have yes. It's a lot harder in practice... You also have to have it in a fund and there's related parties rules to watch out for etc etc. There's also a lot more capital chasing these deals.

@Alvin Uy go to https://eig.org/opportunityzones it has all the QOZ in the country and you can obviously zoom in to LA area. The challenge is in find a deal that meets the criteria esp the one where you have to double the investment minus land value in 30 months.

@Jinglei Cui there are some exemptions. For example newer units or certain cities will exempt duplex or triplex especially if it's owner occupied which can be great for house hacking.

If you have someone you trust out of state as boots on the ground that's def a good route. Starting out it would be beneficial to be closer in case something goes wrong etc but in bay area the high purchase price def is a hurdle. Some people can still find deals in East Bay stockton or sacramental area if you don't mind a bit of a drive.

You can also invest fresh capital as well and get the complete tax exemption after year 10. You just don't get the step up in basis at year 5 and 7 you would if you re-invested capital gains from elsewhere.
