They mainly perform commercial work, explain what you want though on testing and they can develop a proposal/plan for assessment. 

@David Fernandez is right, estimated 11,000 new condo units will be completed within the next 24 months.  It will be more of a market correction specifically on Condos, as opposed to a crash.  Major projects like Brickell City Center and Miami WorldCenter may help keep the condo market generally stabilized though bringing urban growth.

There would minimal upside for you to get into this deal, unless he is not taking any overhead/general conditions (basically his salary) and not charging a Fee/Profit.  Fee's on residential construction can vary heavily, but try to keep it at or under 5%.  

Also, draws are monthly, not weekly.  Make sure you are holding 10% retainage until he is 100% complete with everything.  If he gets ahead of you on his cash flow, there is little incentive for him to get done quickly or at all.

New member located in Miami, interested in real estates investments throughout Florida.  My full time job is a Senior Project Manager for an ENR Top 15 Construction Manager, and I plan to leverage that skill set and contacts to build an investment team in South Florida.  

Market Sectors I want to currently focus on are Apartment Complexes and possibly Residential flips.  Looking forward to networking and meeting the community members.  Thanks
