@Scott Klingman I’m a current Tellus ACH user with several of my rentals. The initial payment took 5-7 days only I believe because the tenant paid with a debit card. Now they have their checking info linked, they pay and the next day the payment is in my account. I have been very pleased thus far, been using it for about 8 months. I like the reminder feature that rent is due so often the tenant pays before the due date.

I will be using the listing and screening features in the coming weeks, so we shall she how that process goes.

@Zackary Martin I recent went through a similar issue last year with my newly acquired dupelx and long term tenants. Both were on month 2 month terms as their leases had expired. I waited 6 months then gave both options of 12m/6m/m2m. The 12 m was $50 more than current rents 6 m was $75 more and M2M was $90 more. One went with the M2M for a few months then locked into a 12 mo while there other went with 12 m.

I think its somewhat physiological but giving them options helps keep them around. Your tenants know they are paying cheap rent...

I recently added a washer and dryer in one of my units at the tenants request. Rent was increased $90 more per month. I'm happy, the tenant is happy and renewed their lease for another year.

@Connie Chan how quickly do you see the funds in your account using the Tellus app? I know with Cozy it takes 3-5 days unless you pay a fee.

Looking throughout the forums there have been several discussions about potential problems with accepting/ using different online rent collection providers. Once such issue is when you are actively trying to evict an uncooperative tenant due to issues other than non-payment.

Does anyone have experience with Cozy, Venmo, Zelle or Zillow in which they allow the landlord to accept or decline the payment from the tenant? Additionally do any or all of these platforms allow the landlord to only accept the full rent that is due?

I could see issues if the tenant makes a partial payment and the courts side in favor of the tenant because the online transaction was automatically excepted.

Thoughts or examples welcomed Thanks!

For me this is strictly a hypothetical problem now, but I could see this becoming an issue based upon my years of experience as a landlord. Once you enroll in Zelle it will be up to your bank to help you out from what I have learned.

Do you know if Cozy, Venmo or Zillow will allow you too 1 accept only the full rent amount that is due and 2 not accept rent if there are such issues as listed above?
