Thanks everyone. I actually found where the LLC has been dissolved in NV. I took a screen shot and asked why their LLC isn't around anymore and he replied that that couldn't be right. Haven't heard back. By the way, you guys were right on the money..... 4.25% interest only with 2 points up front. would approve in a couple days with no collateral and wire money directly to me.

I am looking at a property that about half of the tenants are section 8, they do not pay utilities, the other half pay utilities. I cannot make the numbers, for purchasing, work if I don't have the section 8 tenants pay the electric. The complex is eating almost 100K a year in utility costs. Do section 8 tenants get up to 70% paid on lease and utilities or just lease? Any info or links to explain would be appreciated.
