@Silas B. don't listen to any of the above advice. Google De Minimis Safe Harbor Election. your tax preparation software will have a checkbox when doing your returns.

@Travis Moe roof scams "According to the Insurance Information Institute, in 2021, over 100,000 property claim lawsuits were filed in Florida. They said no other state had over 900." Why Florida can't change the laws to be like other states I don't know. All the ambulance chasing lawyers are doing roof scams now. they drag out the lawsuits forever so the insurance company settles.

@Mary Smith are you the Venmo police? Now, if you own the house in the name of an LLC don't setup a personal Venmo account to collect payments - you may pierce the corporate veil. But if you own the property in your name it does not matter, use venmo.

@Chad Rakestraw no aggressive breed dogs, no trampolines, no above ground pools in the lease and verbally communicated before they sign. insurance says no, so I enforce it.

It is the cat owners, not the single cat that is the issue. It is the 1 in 5 cat owners that take in other strays, or they leave tupperware all over the yard for food/water and suddenly you have a feral cat colony in your yard pooping everywhere, scratching other peoples cars and making the way into your house. They will act holier than thou for helping these poor animals and say they only have cat, but will leave them behind when they move. If they are the type of tenant that won't pull up the blinds a foot when the cat is obviously going to damage the blinds they are not going to clean the litterbox everyday and that is when stuff goes south quick. If you take cats add a clause to the addendum section that says you will have inspections and excess pet odor will be a violation of the lease. Continous feeding of stray animals is a violation of the lease. Your standard lease should have a limit on the the number of animals allowed. And charge a non-refundable pet deposit upfront, it is easier for them to handle than saying you didn't get cat hair off the door frames, baseboards and I called in a cleaning crew and I am withholding money from your deposit.

@Cameron Green don't start calling and texting on May 2nd if there is a 5 day grace period. Maybe send a text on the 4th saying rent is due on the 1st and the grace period is coming to an end. In the meantime start googling "Eviction Notices for Nonpayment of Rent in Ohio", "pay or quit ohio", reading state statues, etc, etc. On May 6th post a pay or quit notice taped to the front door and take a picture. Don't turn off utilities and don't attempt to lock them out or anything crazy like that. Don't accept partial payment of rent. If they attempt pay within the 3 day pay or quit period you have to accept it. If they attempt to pay after the 3 day period if you accept rent your start over again and cannot evict without them missing rent deadline again and posting another pay or quit notice and waiting.

@Chauna Caudill windows are super super expensive right now due to supply chain issues. Tenants don't have to have all new windows unless it is a safety concern. Youtube 'window balance replacement' I am betting that cheap fix takes probably care of your issue. If not just have the 2 broken windows fixed. If you need a roof find someone that does a 0% line of credit. My roofer has it setup with Wells Fargo Home Improvement, 0% for 1 year - should be easy to pay off with your cashflow.

@Dan Goeckel been using Venmo for years, most younger tenants that have lived in owner managed places kinda expect it at this point.
