It sounds like you will be the passive investor that finances the deals and your partner will be the active partner doing everything else. I think you have a real win-win situation here. If you just hire an employee you will always be managing said employee. They likely won't stick around because at times it is not the most fun renovating and managing multiple tenants and properties. However If your partner is well compensated with equity she will stick around for the long term, making your life way easier. Simply have a JV agreement for every deal you do with an equity split that makes sense and use it for each purchase. Done.

I know a lawyer that helps clients set up entities in the U.S. She has been doing it for 15 years. She also used to live in Canada. She advised me on things like double taxation and other things you have to be aware of. I would be happy to connect you with her. I also know some lenders that help Canadians invest in the U.S with their entities.

I see that you are an investor in Oakland. If you have some rentals you could refi these and use the proceeds for the down payment in the UK. I would look into seller financing first seeing that this is family, they will at least have the conversation with you. This is likely your best bet assuming that seller financing is a thing in the UK.
I randomly have a UK lender connection. When I started my business I got the.com and did a google search for my business name and it did not exist...or so I thought, a few months later I learned the name was being used in the UK. I reached out and the guy that had the same business name did not care that I was using the same name as him. I would be happy to connect you to him. He was a great guy and would at least have a local recommendation for you.

Yes there are non traditional financing options available for those with no W2. The rates are a bit higher but it allows those with self employment income to get started. You are best to look into seller financing, using a co-signer, or a JV before going this route.

Usually the best thing to do is refinance your primary residence to fund a renovation like this on a rental property. The reason for this is because this is your cheapest source of money. However you mentioned having other family members that have also inherited the property with you. That being said you are going to want to keep everything equal and access capital through the rental property. This way all owners share in this risk equally.
