This is a local homebuilder. Unfortunately, I didn't use a realtor as I have built a home before with another local builder and knew the process. The closing attorney is "trying" to stay neutral but they do a lot of business with the builder. I don't expect much help from them hence me seeking out another attorney.

Can anyone one recommend a real estate attorney in Memphis, Tennessee? I was notified at the closing table that the seller is refusing to close for no legal reasons. I really need someone to help me with 'specific performance' against the seller as this is to be my primary residence and I'm all setup to move. Any help is greatly appreciated!
Thanks for the response Alex. That's still a great price as I spent around $7K for the roof on my primary residence about 2 years ago. I currently have only one rental property but I would definitely think of you guys as acquire more properties.

Hi Alex,
Let me see if I have this correct using 25 square roof as an example. Tear off $45x25($1125), 75 bundles of shingles($17.45x75=$1308.75) plus 15%($1125+$1309=$2434; $2434+(15%)$365=$2799). Is this correct or am I missing something? $2800 is a heck of a deal for a new roof with tear off.

I considering selling a tenant occupied property. I collect security deposit, first and last month's rent at lease signing. What monies, if any, do I have to turn over to the new landlord(security deposit and last month's rent, just the security deposit, or neither)?
