Ive seen this same concept more than a few places. :)

Do you think that getting into the finance side accelerated your progress with buy and hold? I have considered getting into this side of real estate for this very reason but so far I have not seen anything that would lead me to believe it would make a big difference, so I have not gotten involved.

The funny thing about Vantage Scores are- we all have three of them. One for each credit bureau! I can see each of the three through my credit monitoring, and there is about a 20 point spread between the highest and lowest. To make things more interesting, I have learned (from talking to credit underwriters) that most banks have their own proprietary rating systems they use in conjunction with FICO scores, and I have not talked to any that use vantage scores. It seemed the more research I did, the more different types of scoring systems I came across.

Your post is the first I have come across breaking down the vantage score into percentage influences. Now I can see why my scores differentiate so much from FICO to Vantage.

I used to work in insurance, and I had a (wealthy) customer who bought a Ferrari, but who was afraid to drive it much because the resale value drops significantly with every passing mile.

Also- I used to have a fast car back in the day. It was stupid because I had no where to use it. As fast as any car may be, it wont get you out of gridlock. (I was living in southern California at the time) I don't know how traffic is where you live, but make sure to take a good look around...

I think I recognize something in your state of mind. I sense that you are over-thinking price, and scaring yourself a bit with it. (Maybe I'm wrong here) It sounds like what is most valuable to you is built in financing. You stated she is done with being a landlord. Ask questions that will encourage her to express her reasons for getting out. Maybe instead of asking if she will finance, discuss what an appropriate down & monthly payment may be. In other words, assume the sale. If she has an objection she will probably tell you something about it, or you may sense hesitation and inquire about it. Make her feel heard, and she will feel open to discussing her situation. From this point you can work out a win win situation.

The first time (and last time) I heard of Trona was on a photography blog, in a section about ghost towns. I have heard of decent cash flow opportunities in outlying areas on the outskirts of Hesperia, but Phelan is so small and so far out there, I think you have to really research the market there. I wouldnt be suprised to find a large supply of vacant and abandoned houses in a place like that. Maybe you should take a road trip first.

I glanced through the "Why posts get edited" FAQ and didnt see any mention of linking to other boards, but if this is against forum rules please feel free to delete this post.

I have been learning about building credit from a few sites.

myfico.com has an excellent board (click on "connect with the community")

creditboards.com allows a greater range of discussion (myfico is owned by a subsidiary of Fair Isaac as I understand)

fatwallet.com has additional info and reviews, but is a distant third place in terms of credit forums that I pay attention to. This is not a dedicated credit forum, but has all manner of financial info.

The issue I ran into was what do you do when the phone rings. I currently work in an insurance office, I'm on the office phone all day helping customers. If I were to interrupt this to answer personal calls that would be bad (and If I ever got caught using the agency resources to conduct personal business I would most likely loose my job). I'm currently working on my real estate license, and planning to get into leasing & management. For me, the list of benefits to making this move is a long one. If you don't already have a career going, you might consider making some aspect of real estate a full time job.

I have never clicked a facebook ad on purpose. Usually what happens is something pops up, I attempt to x it out but end up accidentally clicking some ad. At that point I am definitely not receptive to the ad because I have just been tricked into clicking on it.

I have been building my credit, and saving money. The more you have going for you the better IMO.

I don't know if I can post a link to other boards, but feel free to PM me and Ill point you to some free resources on building credit.

In regards to credit, once I got the ball rolling my scores increased faster then I ever expected. Just make sure to be responsible with it.
