LIMA Bank worked for me every time!

Comps make a world of difference. If she says it can sell at the top of the market for $130k then her profit margin is around $38-$40k. It will depend on what she and her partner can sell the home for. She may not be a fan of the brrr strategy and her profit margin goals may be be different.

Great Flip.. I just purchased a $70,000 property in Prince George's County, MD and I think $30,000 is a good reno amount. I hope to sell mine for $180-$190 per the comps.

 I am in the process of buying my second investment property in Baltimore city. I can tell you as someone with some experience, but not an expert having your investment properties closer to you can make it easier to manage them.
