Hi BP Community! I'm just looking to increase my knowledge on Auctions and the process. Anyone out there know the ins and outs that they can share? Is it really literally standing on the courthouse steps like in the TV shows? Do you come with all cash or are you able to come with financing? Any other insight on the process? Hi forum, What are the documents I can request prior to making an offer, that I can obtain that will give me the amount of info to run as in-depth analysis as I can to asses the state of the property (2-4 units) Disclosures? Income/expense docs? Am I able to see the lease? Am I able to request info on the tenants? Anything that the brokers are not able to release? Thanks all! Jason

Thanks for the heads up Steven!  May be hard for me to make it out tonight as I work in the South Bay (live in SF).  Is there another one on the calendar coming up?

Wow thank you everyone for the response!  I feel like I'd lean towards the multi's because of the income stream mixed with the favorable owner/occupy financing?  But I am running into the issue of multi's in my area being more expensive and worrying about rents being able to cover the mortgage.

Hi All, 

Can anyone offer pros and cons of investing in a buy/hold strategy for Single Family Residential vs. Multifamily Residential (2-4 units)?  Taking into account things like vacancy factors, higher rental income version multiple incomes, owner/occupy advantages & disadvantages, income and vacancy stability of the renters, maintenance and land lording issues, etc. and even 2 unit versus 3 unit versus 4 unit properties?

Still very new at this and looking for some education and members' experiences/advice to draw from.

Hey all, my name is Jason and I just joined Bigger Pockets.  Looking forward to tapping the knowledge and expertise of the forums and it's members and get started on my real estate investing journey.  My goal is to first and foremost, gain more knowledge of the RE investing industry generally.  More specifically, it would be great to get insight into the local market here in Northern California and San Francisco with regards to small 2-4 unit multifamily properties.  Great to be a part of this community!
