to answer your question regarding JWB I do believe they operate primarily in C-D class area's in duval county/jacksonville...i've sold them several properties throughout the yrs via assignable contract and most if not all were in the area's i've described...there's other turnkey providers located in jacksonville however by far JWB marketing is head and shoulder above the competition thats why they dominate the local market here.

A great learning experience and I am still seeking ways to make all transactions go as smooth as possible and always leave the seller and buyer satisfied with the deal. I'm a local rei here in Jacksonville Fl. I operate in the capacity of a wholesaler and often times us wholesalers have a agent take a property to market for a flat fee but being the property will convey through a assignment contract we have to make it CASH ONLY because traditional financing just doesn't work with a assignment contract and sometimes these are good properties that actually will pass a home inspection.

I'm a local rei/wholesaler in the Jacksonville,fl market.I'd have to say Jacksonville is a great market for turnkey properties rather your acquiring in the low crime area's or some of the more not so appealing low income area's the (1) thing that you will need is a stellar PM to help you navigate through our ever so changing neighborhoods.
