I closed my first deal Feb 1st! It was a JV deal where I brought in the cash buyer. Along with that I ended up teaming with a great husband and wife team here in Jacksonville. I started Wholesaling the end of November last year. Got my first contract first week of December. Hit some bumps in the road along the way needless to say that deal fell thru as I was out to sea and couldn't handle the issues that were popping up. But this deal here took roughly 2 weeks to close as dates were being pushed back but, the bottom line is the deal closed and the buyer wants to continue doing business! When I send deals now I offer spreadsheets that has a flip summary on it along with in depth details on properties. A great learning experience and I am still seeking ways to make all transactions go as smooth as possible and always leave the seller and buyer satisfied with the deal. Here's another one for sale in that area......this one also specifies CASH ONLY.....why is that.....can anyone explain to me why the listings would say CASH ONLY?

Hey everyone, 

I'm currently a property manager in Columbia South Carolina for a newly developed student housing community. I work for a fee-based management company overseeing institutional investor assets, this one in particular is 650+ individually leased bedrooms with all the trimmings. I started student based multifamily in maintenance and facilities when I was 19 and have climbed through the ranks and held every position on site in the past few years. 

I'm looking to invest mainly in rentals in Jacksonville, FL -where I grew up- within the next year and move back permanently as soon as possible to manage them. 

I found BiggerPockets on YouTube and immediately transitioned to the podcasts, I listen to at least one a day. 

Sorry I haven't responded to this discussion quicker. Was looking to invest in florida or texas. Liked the areas around tampa but saw some cheap places in the jacksonville area that are high crime area but the returns looked pretty great if I can get a pm that does the work. I also looked into texas but had a hard time finding exactly what I was looking for. Large area with mutpile promising cities and a wide wide range of pricing. I understand the turnkeys, but part of me feels a disconnect and I don't necessarily understand what my true property price is, or recognize it as a scam. But then again many people have vouged for turnkey as a great way to start and some dismiss it. Don't want to get stuck over analyzing situations thiugh, but want to make good investments to really Jumpstart my investing in real estate. Only have so much cash so it's important not to waste.
