@Dennis M. In this market, 725,000 is a deal. It was listed at 850,000! The make up of the property is below.
Main house 3/2.5, projected rent:3000
1/1, current rent 824, projected: 1550
Studio, current rent 650, projected rent 1250
PITI is 4990, all in costs (cap ex, vac, repairs is estimated to be 5900).
Since I will be living in one unit this is still a tight deal and will not cash flow when Im there, but Id be living for little money each month and this will cashflow as the years pass.

Hi BP Folks,
I just purchased a fourplex in Los Angeles and each unit has those little crappy in-wall units that hum annoyingly and kick out very little cool air. I am in an up and coming area and nice clean modern units go quickly so I am considering redoing the AC system but dont know much about it. What are your thoughts and experiences with AC systems?
Breakdown, 2 units are on raised foundations allowing for central heating/air but part of the main house (3/2) is a slab foundation along with the studio.
Any guidance is welcomed

@Clarence Johnson What was your clients experience with NACA? My realtor, albiet determined and supportive, was pretty done with NACA clients once we closed due to the unnecessary head-pounding delays they caused us. It took a lot out of both of us. We ran out numbers and our break even point with the buy down was 4.4 years so once we hit 5 the buydown was worth it.
And thanks for the kind words, this is a tough market but not impossible.

@Clarence Johnson Yeah.... its HUGE, thats why we are staying put for now. But as many experienced investors have told me, if the numbers work for the deal, then its a deal. Dont focus on the small stuff. I got my rate down to 3.375% 30 year fixed.
