Housing market is driven:

#1 affordability

#2 sentiment

Affordability is going way down due to rapidly increasing interest rates.

Sentiment is going down due to making easy money on appreciation is lost.

If you need a job you can flip. If you have money then buy hold and get rich. I am a Bay Area investor and agent happy to chat, feel free to PM.

All depends on how this upcoming recession shakes out. Mild short lived recession no big housing issues. Moderate/severe prolonged recession and even those locked with fixed low interest rates won’t necessarily be saved if they loose their jobs. We are keeping some power dry.

@Greg R. We have been doing this in the Bay Area for the past 7 years now. Most of the time this offer is crap since you should be all cash and no contingency if you wanna win a bid.

@Allan Pilapil Our last listing in the Bay Area was a client who was going to sell cash offer via Redfin and we made them a lot more money on the open market. Ask a realtor to do a comp analysis of your home to help with the decision if you want to maximize profit.

@Michael Hyun pretty simple. Don’t buy cash flow negative property in the Bay Area (we don’t). Obtain higher income.

Agree with Wise. We buy all our deals no contingency along with most of our clients in the Bay Area CA. The more interesting question would be have you ever not bought a property no contingency in the last 3 years lol. At least in our market.

@Jill F. Hi Jill when do banks do an equity call and what percentage would they require.

We used allied for CA salesperson exam prep and liked it. What are people’s recommendations for broker license?
