@Scott M. The 5x does refer to a five fold year-over-year increase from the previous years' rental growth.  Not terribly unsurprising as 2020 cast a lot of uncertainty on the market but the 5x increase on that metric is nonetheless impressive.  No intention to misconstrue as 5x gross rental amount increase, this article emphasizes the increase is purely in respect to the rate of growth change from the previous year. 

Wow! No surprise that Phoenix has the highest but at 16.5% is insane!

At this rate affordable housing will be challenging to find for some consumers in 2022. If it already isn't for some. Thank you for sharing!!

@Carly Turow i am going to recommend a few books that would answer all these questions for you.

- Than Merrill, “The Wholesaling Bible”

-Nick Ruiz, “Flip”

-Todd Fleming, “If you can’t whole sale after this, I got nothing for you”

There are other books but start here to educate yourself on the business of wholesaling with guides, contracts, scripts which are included in some of these books.

You would have to vet real estate attorneys that are experienced with working with wholesalers. All real estate attorneys are not experienced with drafting assignment contracts that will protect your interest. In your state, you can connect with other investors in your market to ask for referrals or google real estate attorneys in your market and schedule free consultations to interview on their level of experience with working real estate investors, specifically in regards to drafting real estate contracts...  Once you find the right attorney, they would draft you up contracts for your business. Try contacting escow&title agencies first- I just had no luck with this approach when I launched my business. 

Absolutely and ensure your operating agreement is drafted correctly. You would hate something to go wrong and someone sues you, it also provides credibility to you as a professional.... Form a legitimate business structure for the real estate services that you plan to provide. 

Hey Reginald, you can simply go to a staples store to pick up contracts specific for your state. However I recommend contacting a real estate attorney to specifically draft a contract to protect your interest in the deal and proper clauses are added. You will invest anywhere from $200-$500 dependent upon the attorney you select. But will save you thousands in the long term. You will need an assignment contract and purchase&sale agreement drafted for an assignment wholesale transaction. 

You can also seek out a title agency in your area to see if they would send you these contracts. I personally was unsuccessful with this in the beginning so I recommend vetting an experienced real estate attorney. All the best!
