Great job! We have been looking for our 2nd property and are having trouble finding one where the numbers work. I was saying earlier, it has to be possible because people are doing it!

Thanks for the advice Paul. I have that book on my list of one of the next few I would like to read! The estimating repairs and estimating appraisals has been the most inimidating part so far. I would love to take you out for lunch and pick your brain. I sent you a pm!

Yes sir, we are looking to get buy and hold properties. We are not opposed to doing some fix and flips but my biggest fear right now with starting out is purchasing a bad deal because we don’t know how to accurately estimate rehab costs. I would like to stay north of independence. Our one property is south of Highland Street and not in a great neighborhood. We will probably try and list it for sale once our current tenants move out. Especially interested in smoking oaks, the neighborhood east of union between independence and federal, and anything fairly close to OBU. 

Hello everyone. My wife and I are fairly new to real estate investing, but are looking to dive into it head on (which I’m guessing is the same as prettt much everyone on this site). We are looking for a good realtor in the Shawnee OK area that has an investor mindset and and the patience to put up with two rookies with limited knowledge. We got the nod from the bank, just need to find properties and make offers. Any advice would be helpful!! Thanks guys!!
