Thanks for all of the replies, folks. I'm still at an early stage in my process and am evaluating Alabama against a couple of other opportunities. I mainly want to get a handle on the numbers I can expect to see as well as any "gotchas" that may be unique to the area. (e.g. investor-specific legislation that would affect purchase, returns or eventual sale of the property). I also have been speaking with other investors about how their investments have been going and what are some of the challenges and upsides of these markets.
Finally, I've been evaluating strategies for purchase. For example, I want to compare a strategy of SFH vs. small multis. Another example is comparing a smaller number of B+ class SFH vs. a larger number of C class SFH.
I definitely appreciate you all offering to share to chat about your experiences and expertise! I've been doing this evaluation and reaching out to BP folks as time permits.

Hi all
Starting to look into other markets nearby me for the purchase of multifamily assets. Charlotte has come on my radar, so thought I'd try to get some insight into the market. I've noticed some bigger employers in the area as well as some colleges which might indicate an opportunity for student housing. A quick search online shows a nice range of prices.
If you deal with multifamily rentals in Charlotte, are you happy with your returns and availability of inventory? Any areas of town of special interest or areas to avoid? Looking mostly for B/C class areas.

Good point, I didn't think about extra cleanup because of hazardous materials. The wrecked house is apparently from the '40s so everything you've mentioned could be present in spades as well as other contaminants.
If there's access to the property, recent sales as well as a zillow estimate is pointing at about 60k for the entire thing, but that's assuming just flat land. So, I think I'd be lucky to sell it for maybe 35k, assuming 20k for cleanup. (It looks like there's other garbage on the lot as well)
I'll also get on the phone with the county and verify that there's access. If I can confirm access, that alone may up my value of the property.

Hi everyone, new raw land investor here.
One of my first leads came in yesterday and I wanted to solicit some opinions on how to proceed. It's a 14 acre property but has a couple of problems with it.
First, according to the seller, there's a fallen-in house on the property so there's going to be a big clean-up for whoever buys the land.
Second, and perhaps most importantly, it's land-locked behind another property, so I don't even know if any buyers would even have access.
I was thinking that this could all be counteracted by just a really low offer with an explanation of all the issues. But I'm actually wondering if I should just walk away. This would be my first deal so I do not want too many complications.
Thoughts?
