Arthur makes a great point @Zac C. take your 100k and buy more than one mortgage note and you are the bank. No tenants and toilets, just monthly payments...as long as they continue to pay. There is plenty of work in this space as well but I find it to be worth the payoff. Good luck!

I use the SD IRA for performing notes due to the legal costs associated with NPN's in the event of foreclosure etc, I want the constant payment coming in to build up my IRA. The npn's may take some time to recoup the funds etc.

My LLC is a better avenue to use for NPN's and I will use this for NPN's in the future as well, I did not clarify that before.

I use a SD IRA for notes. I usually buy performing notes with my SD IRA. I have an LLC I use for Non-Performing notes. assume buy interest back into your IRA you mean the whole payment correct? My SD IRA is not check book controlled either. I hope this helps.

I use Cama Plan out of PA. They also have free training sessions. Quest IRA is another out of TX.

Performing notes are good for the IRA's. NPN is where the big $$ comes!!!! Good luck.

Good choice @Stuart Grazier.  I choose notes also. A much better choice than physical property in my opinion.  I prefer being the bank. Have you bought any notes as of yet?  Do you have an interest in places other than TX. Since you are military check out what Scott Carson has to offer. He takes care of the military!! I am former military and I own notes in TX and other areas.

@Collette Scott do you want to be passive or active or both?  Right now I prefer to be active.  Once I get enough Note deals under my belt then I will toss so $$ into a passive fund that with rates of returns similar to what you posted.  I think it is best to learn and understand where you are putting your money.

Have you thought about buying mortgage notes? Being the bank and securing the asset with the real estate?  That is my focus.
