VA loans cannot be used for investment properties, you must occupy the residence. If its a multifamily, you can work around that buy occupying of one the units.

I get the fear!! It was exciting and stressful all the same yesterday as I was at the bank wiring $$ so I can acquire four notes in OH.  Every note deal is different in than the on before.  I learn so much each time. These will be a new adventure!!! Good luck in all you do.

I just acquired four notes yesterday to add to the three I already own.  These four are in Ohio. The others are in TX, NC, CT.  TX is performing now, NC is in legal, CT is also in legal.  It was an exciting time when the wires went out!!

I think he needs to find a solid JV for this.

They go to the institutions first, then make their way down to us. That is why you must make friends with the people who have access to the tapes. Networking is so important and has allowed me to get good pricing on NPN's. I just funded or am funding 4 deals as of this writing!

Outsource!!!!! Think of it this way...... find your hourly rate ( how much do you want to make) then figure out if it is cost effective.  If so then yes.  Also do you prefer to do all the work? Or can you afford to pay someone and move volume faster?  While you are doing 90% of the work, you are losing out on other deals.........

@David Moore investing in itself is labor intensive!  I prefer this over flips n fix, etc.  For labor intensive research and phone calls I can purchase a valuable asset. On a deal I just completed recently I funded the deal, checked balances of mortgages, checked for liens, sent someone to knock on the door, sent legal, and now we have a happy borrower and lender(me). That was the short short version, but I did not have to remove a wall or replace a broken window...... Every deal is not like this but the power is there.

@Justin Cabral Research, read, ask questions. Heed the negative connotations that can be associated with note investing but do not let that deter you. There is plenty of free material out there. I personally started when a friend of 20+ years started talking about notes. I read articles, listened to podcasts, did some webinars, all free. BP is a good forum of information. Keep asking questions and when you are comfortable consider purchasing one. You could always start off with a performing note to understand how parts of the process work. Of course these are much different than any NPN you will buy. Good luck!!!

I invest in Non-performing and performing notes. Check out the Notemba podcast, that will give you good insight to notes. Scott Carson has webinars each week with different topics related to notes. I am currently looking over assets this weekend!! Exciting times!!! I just had a non-performing note reinstate this month!!!
