For question #2,  if you are the junior lien and you are foreclosing once the first gets paid off then you get what is left,  if there is enough equity to cover the 2nd in a FC situation then the second will not be wiped, we recently started a foreclosure from the second and we are about to do again.

You could also take the 8k and JV on a note and learn by doing. Use the podcasts and other education sources too. I bought my way into 3 notes with 10k (all of which were 2nds). I have done other JV deals using less than 50k, it can be done you just have dig until you find the right match.

Scott Carson has a webinar on a similar topic.  He spent three hours making calls to Special Asset managers at banks, start with this. I cannot speak specifically to getting them from hedge funds but I would start out this way. Or build a relationship with someone who already has the contacts with the hedge funds and let them manage the relationship.
