So, if it wasn't properly sealed, that could be why there are stains that are hard to remove. That would NOT be the tenant's fault. That would be YOUR fault for not having this done as part of property maintenance.
I'm guessing that if properly sealed that these stains would not have happened and would simply have been cleaned off.
So I got a little more information on what caused the damage. It wasn’t a project. The tenants had put a printer on the counter and the ink system had been leaking for some time under the printer. So I doubt any sealing would have prevented the ink penetration, having pooled there for so long.

I recently went to my property to inspect and prep it for new tenants and found that the old tenants had let their child do some sort of project on the granite counter which left some bad ink stains in a variety of colors (very noticeable). Thinking that the cleaners would be able to wash them out, our property managers returned the tenants security deposit. The cleaners were unsuccessful at removing the stains and the property management company is now telling us to basically suck it up. I am not happy about this, as I feel that the tenants damaged the property and should be responsible for the cost to restore the counter to its original condition or the cost to replace the damaged areas. Am I wrong for thinking this?
