@Andrew Merritt. It depends on the market where your properties are. I've been doing STRs for 7+ years and my properties are not in the "sexy" vacation spots. Just note that people don't just travel for leisure, some travel out of necessity. Think traveling professionals, contractors, interns, medical residents, etc. We are adding more to our portfolio with these avatars in mind and accumulating cash from these properties so when the market cools down even further, we'll have the ability to jump on these deals. 

It depends. For example, if you're doing the BRRRR and you want to refinance without any seasoning period, then going with the same lender would sometimes be beneficial.

If the lender funds the purchase and rehab of the property, then you don't need to wait 6-months to refinance the property if you want to use the new value of the property because the lender knows the work you put in the property.

@Allen McGlashing As an investor, I haven't had to deal with this. As a lender, we don't just change the LTV midway through the application. We go off of market rate if the property is vacant.

Hi @Matt Yates

If it's an option for you, you can do a cash-out refinance to a commercial product where the new loan is not reported to any credit bureaus and it doesn't affect your DTI.
