One option that probably hasn't been stated is, you can be on the active side of a syndication by providing net-worth and liquidity by signing on the debt. With the right operators this would allow you to be in many deals without deploying any capital. In return you can generate some returns and build to that $30K goal but it will take some time.

Personal preference really. Those that flip, do it for extra income while holding some properties on the side. I know some that keep after the fact and even consider keeping flips to move into and sell their current home. Some have properties that they hold as well. It's about what you want to do at the end of the day as each of us have our own reasons why we do things. Not apples to apples.

As others have mentioned, just define your criteria, explore the different options each have to offer and then go about exploring the opportunities that come from them. 

Do everything you would do if you were to go buy a new TV. You would determine what you want, locate the brands you like that meet your needs, then compare the products. Don't just go by anyone's word.

First off, thank you to you and your wife for both of your service. You are appreciated. 

After reading your post I'd ask you to factor one thing. How much time do you have? Which option would allow for more of your time to focus on doing more of what you love? As much as you can gather the wonderful pro's and con's already suggested, have you considered your time?

Lots of good advice here and I'll piggy back on @Theo Hicks, communication is super important because I want clarity and transparency for anything I invest in. I would hope that would be the same for passive investors as well. Once that is compromised, the brand could be tarnished.

All depends on if you are buying turnkey or rehabbing and can manage through that while living there and having tenants or room mates. I commend you on thinking this way though.

Lots of useful information from ton's of experience on display already. You might want to get some more education and learn the business if you consider going bigger. It's worth it in the end. I went from 1 single family to 62 units 5 months later and another 41 units 4 months later from there. Reason was I didn't want to do 100 single family homes, preferred to scale faster but with that came education through a ton of different forms. Like everything its about educating yourself. @Ian Ippolito laid out the best way to tackle that. Once you align with your goals, then you can make a clear and concise decision on which investments to target. Don't rule out both options and diversifying if you find opportunities that meet your goals. That is of course you first learn which platform (crowd) is right for you and which sponsor (syndications) you prefer to invest with.

Pending how far south you want to go. Brockton, Taunton, Fall River, and New Bedford are area's that are affordable.
