Hey Jay Helms I don't have a mortgage. I also don't have a good attorney either as I just moved to this area. Maybe a quit claim notarized would suffice? I appreciate the help.

I'm looking to transfer a property I own from myself to an LLC. The property I own is in a different county from where I live. We are both located in Florida. I was curious what forms I needed to take to a notary? Also, do I record the deed in the county my LLC is registered or in the county that the property is in? I've made a million phone calls and no one will help. They just keep telling me to consult somebody else. Please help! Thanks!

Chris Mason And Stephanie Irto Thanks a lot for the input! This is exactly the responses I was hoping to get. Chris, I do have 1 house I own free and clear. My grandmother currently lives there. When she deeded it to me, we agreed she gets to stay as long as lives. So, I don't prefer to leverage it at all. I'd sleep better at night knowing there is no risk to her. My wife and I can save up a down payment in a 3-4 months tops. I think our best bet is go that route for now. Time to buckle down! Thanks for both of you posts. Very helpful for a newbie.

Hey Peter!

Great feedback! I appreciate it. The guys backing me financially are lenders that just lend, so I doubt they'd want to be named in the mortgage process. Fortunately, I have a great credit score (790) as well as my wife. We earn well too. Your response seems driven by the fact that bank are a pain to get a "YES" from. Do you see that as the major problem here? If so, I don't want to consider a fatal flaw because I will get one to say yes. Do you see a glaring weaken in the strategy as a whole? I'm not going to let the potential of someone saying no stop me. I'm more focused on the strategy and seeing if there are serious flaws with it.

Hey everyone!

Should I try getting pre-approved through a bank for a rental property? I don't have cash on hand, but I do have access to people willing to lend money for a percentage of course. I was thinking I could try to get pre-approved on a mortgage and then use my lenders for the down payment and repairs (if needed). What are you thoughts on this strategy. Is it too risky? Should I just save my butt off for the down payment? I do have other student loan debt that is consuming my extra cash. My wife and I are putting $500 extra a month towards our debt. We really want to be consumer debt free. I'm exploring all options, so feel free to share ideas! Thank you for your time!

I'm trying to find a good technique for skip tracing. I'm looking for phone numbers specifically. I know the big name service providers get expensive, and we are on a budget.  If you have good ideas, I'd appreciate you sharing your experiences. Thank you very much!
