Have you had any luck with wholesalers bringing off market properties? I live in Broward and the house directly next to me was just flipped. According to MLS purchase price was $263k and just put back on the market at $399k. The company is an LLC out of California. I believe they purchased the property through an auction.

What's up Connor? I'm also pretty new to the REI world and I live in Broward county. I plan to start out wholesaling in the near future by marketing direct to seller. I'm in the process of figuring out what kind of properties my end buyers are looking for and I'll focus my marketing based on that. It's pretty cool that your father is a contractor as one of the biggest things to consider when making an offer on a distressed property will be estimating repair costs. Since we're basically neighbors and we're both pretty much in the same boat at this point maybe we can help each other from time to time. Best of luck to ya!

Thanks @Brandon Turner for the welcome! I have read the ultimate beginners guide and I'm currently reading The Book on Flipping Houses. Next up is The Book on Estimating Rehab Costs, I should have them both finished in the next week or so. Happy New Year!

Hello everyone, I am Justin from South Florida. I'm still pretty new to the REI world, but I am very excited to be a part of Biggerpockets and gather as much information and knowledge as possible. I am interested in wholesaling/rehabbing and hoping to possibly intern or birddog for a local wholesaler/rehabber. My current dilemma is deciding how/when to exit my current "labor intensive" landscape job. My goal is to have my weekday schedule cleared within the next month or so to focus all of my time on my REI business.
