I am in a similar position regarding investing out of state, particularly in Pittsburgh, PA. My partners and I have been investing there for the past 6 months or so- so far, so good. There's tremendous cashflow opportunities that are abundant out there in the Steel City, but nevertheless, if you are going to invest out of state, the key is to make sure your tenants are reliable. A solid management company should screen the right folks who will not trash your place and pay rent on time.

In my experience, the 5 biggest concerns:

#1- quality of the tenant
#2- repairs and maintenance
#3- government regulation (new bill being passed in Pittsburgh will give more leniency toward tenants- yikes!)

Kudos to Eddie in his outlay of a landlord vs. a real estate investor. My knowledge of the issue of effective management of RE investments is best optimized by hiring solid property managers. This alone reduces many of the problems associated with directly managing one's property. Aside from this, the typical problems as an RE investor are making sure you do not get taken advantage of and if payments is overdue, proceed with an eviction asap.

Wow! I understood there were some solid reasons to invest in Pittsburgh, but it appears my known reasons were just those at the tip of the iceberg.

The Pittsburgh metro area is a gold mine waiting to be discovered. The area is a bit depressed, but the economy has grown and diversified substantially over the past decade or so. Although RE prices may seem depressed, it isn't impossible to find solid rentals cashflowing at a 20% cap rate. Check out this article featured in The Economist about its gradual economic growth: http://www.economist.com/world/unitedstates/displaystory.cfm?STORY_ID=7914950. In addition, The Economist recently ranked the Steel City as the 29th most livable in the world.

Currently I am making a killing in the Pittsburgh market. My company and I are experiencing a high degree of success investing in the area. We also provide easy to qualify seller financed rentals that easily cashflow after all expenses and mortgage payments. We can help those interested retire in a few years with just a handful of these cash cows.

Anyhow, I hope this information is helpful in realizing the abundant opportunities available in Pittsburgh, PA.

This is an obstacle my company is learning to overcome right now. Craigslist ads are very helpful, and after lots of trial and error, perfecting CL ads becomes a solid source marketing out of state properties. Listing properties on RE investment sites, such as investorloft.com and biggerpockets.com also contributes to effective marketing of out of state properties. Once you gather a database of investors, sending out email blasts with info on out of area RE investments is another useful method.
