Cash-out refinance. Might as well go ahead and lock in a long term fixed rate if you plan on buying multiple properties.

Dean Letfus I'm in Jackson and would say most likely a 3/2 in that price range is in an undesirable area or needs significant repairs. If you can be more specific then I can as well. As David Cook mentioned there seems to be an area or two that might turn around in the future 10-15 years - time will tell. Side note Dean Letfus - how is the cookeville and surrounding market? I graduated from Tech years ago and then it seemed a couple families dominated the rentals, at least around the university.

I use the iPhone 5s and some posts cause the app to crash when trying to open them. It must be some problem specific to those posts since I can come back and crash my app again opening the same thread.
I was recently told by a lender the same thing; they can finance up to 10 properties, but could not cash out refi once you already have 4 financed. The exception to this is if you purchase with cash and put the mortgage on it within 6 months, however they will use the purchase price which doesn't accomplish your goal.

Have you checked with lenders regarding a second on the 800k property for the full 200k or refi cash-out the 200k? Then the second is free and clear with no out of pocket.
