Ryan Webber: The wholesaler you came across most likely had his made by a Real Estate Attorney correct? With that being said, do you know the price range a Attorney would charge to draw up a contract?

Just curious, Which method find you guys most of your deals?
1)Business Cards,Bandit signs saying you buy houses.
2)Driving around finding vacant houses.
3)Birddogs.
4)MLS
5)Real Estate Agent.

Great so appearance don't matter that much in REI,but what about the vehicle you drive? Like I said I drive a 92 Bronco and I'm wondering if I would be taken serious as a Investor.
How important is appearance when investing in Real Estate?
I know not to meet up with a buyer or seller wearing torn faded jeans and a ripped t-shirt but is it necessary to always wear a suit,or is a nice casual button up dress shirt and dress pants acceptable?

Has anybody ever used one of these websites that sells you leads to deals on properties? I was wondering if anybody has had success by using one of these sites or is it a scam of some sort.
