Hey everyone. There's no greater group of analysts in my opinion than bigger pockets members. Here's an extremely nutshelled analysis of a deal my investment company is doing. The market is Lubbock, TX. We purchased a property for $80k with a tax appraisal of $129k. After renos and based on comps in the neighborhood, we're projecting resale around $62-$63/ft. Square footage came in at 2,400 roughly. E estimate $30k in Reno costs. My question is what are some tactics we can use in order to $30k of profits on this deal. We're getting bids than have ranged from 20k-35k on renos. Originally our realtor told us 2,700 on square footage. Essentially, we went from a great deal to a good deal. What are your thoughts based on this very limited information I've provided. If you want to discuss personally in more detail, just DM me. JC

My business partner is Taylor Tucker with the Coldwell Banker Texas Multi-Family Group, and we discuss the apartment market in Lubbock weekly. At this point, in his opinion, it's very difficult to get a good deal on multi-family in Lubbock. It's a seller's market for the next few years he believes. That being said, he does a lot of business in other markets in Texas, so feel free to PM me, and I'll provide his contact info.

Hey everyone, I'm sure many of you follow Clayton Morris with his blog and podcast. I have found very valuable information and advice about buy and hold real estate using his resources. My question though is if anyone has ever purchased a property through his turnkey company. The more and more I listen to him, the more intrigued I become about using his model and actually purchasing homes through his company. I have no reason to doubt his professionalism at all, but I also have many concerns about investing in houses that are outside of driving distance even though he has property management in place to handle the day-to-day.

Can anyone discuss their experiences with Clayton or know of anyone that has purchased properties through him?

Hey everyone! What are some tips on determining after repair value when looking at different SFH in Texas, particularly West Texas (Lubbock)? Expense numbers and repair numbers are not so much a concern at this point. I've got a decent grasp on what it would take to put into the property. I have a hard time figuring out what those repairs will equate to after they've been completed, however.

Any resources or tips would be helpful.
