#4 is very unlucky in many Asian countries. You can probably even find discounts (I don't necessarily mean in the states) for houses ending in 44, 24, 42...

And if the front door faces a staircase, that's also a deal breaker... If you believe in feng shui, good luck finding a house that satisfies all the criteria (there are a ton more). ;)

For me, a home run was landing any property in the Bay Area that was cash flow positive from Day 1 with just 20% or 25% downpayment.

Demand, jobs, appreciation... you get all that... it's the cash flow that's usually the hard part.

I like going for a blend. Big fan of diversification.

2/1 less people living there, less wear and tear. Probably more transient. Some cases, just husband and wife, or young professionals starting out.

3/2 as mentioned above, bread and butter. Mostly for families... hopefully longer term tenants.

4+ cash cows (high rent)... However, I budget more $$$ for maitenance reserves, and to make rent-ready for next tenant. Usually 4+ means lots of kids!

So far 20% to 25% on 1-4, and 30% on 5+. I'm not a very good investor... ;)

One of my first moves would be to make a trip out there and do a meet and greet with the team... Also, tour the property (and others) to get a feel for the neighborhoods they buy into.

I wouldn't go in blind on a deal unless I already had a relationship established with the company.

I also like the idea of not raising rents on good tenants. It has served me very well so far. For the right tenants, it's a win/win in my book.
