I want to establish another stream of income while I still have the security of a steady job (active duty military). My goal is to reach a point where I can devote my time to family and friends than to a job and have my investments pay for my lifestyle.

In regards to conventional lending, I don't think down payments can go any lower than 20% on investment properties since it'll incur PMI. You may have to seek creative ways such as seller financing and structure it where the seller names the price but you set the terms.

If you can find a deal locally, stay local. Learn the mechanics of acquiring, analyzing, financing, managing, etc. Definitely easier to do locally than remotely. Through this, you're able to establish relationships and start building your network. This local purchase can unleash other opportunities without having to search 200+ miles away.
