So, I've heard/seen that Nashville can have some restrictions on STR, especially if they are not owner occupied. I was wondering if anyone local to the area could inform me as to what areas do and don't allow non-Owner occupied STRs and what sort of restrictions I can expect.

Was wondering if anyone knew of any Airbnb managers/or management software. We have some midterm Airbnbs in the Columbus, OH market, but we will be doing most of our management from out of state for the foreseeable future.

I forgot to make a post after closing on our first single family investment back in March, which is rented, so I’ll make sure to make a post for our second property! Today we closed on our first duplex. We sold the condo we were using as a personal home to purchase this duplex using owner-occupant financing. We will be house hacking this deal and are already thinking ahead to the next deal! For everyone who has analysis paralysis, here are some wise words from Shia LaBeouf, “DON’T LET YOUR DREAMS BE DREAMS! JUST DO IT!”

Looking for a contractor and/or contractors to repair/install a 12ft-16ft gate in a fence and to replace/install wooden stairs to a basement in Columbus, Ohio. I am already looking through some lists online, but figured I'd ask on here.

@Keith Hill we just closed yesterday. The property is located near several large hospital systems. We are considering making it a short term rental for now in an attempt to market toward travel medical staff until this whole thing passes.

Using the BP calculators to estimate expenses, I was curious to know what percentages other Columbus, OH investors were using for conservatively estimating management fees, repairs, vacancy, and cap ex. I know these can all vary based on the condition, location, and price of the property, but was just looking for a good ball park that anyone else may be using. Any feedback is greatly appreciated.

Does the HELOC have to come from the same bank or entity that the original loan on the house is from?
