Just throwing this out there- any chance you can live in the basement? As the owner you can do that and rent out the other 3 units. Just sayin'.

Personally- I love pets because you can always charge more. Kids are normally worse than pets as far as damage. Big thing is to make sure they don't bark all day long when owners are at work.

As I wrote on another post, but I'l repeat myself. I believe the best way to start is to live in the house that you also rent out. Live in 1 unit and rent out the others. You'll get a great sense of how it works. 

If not, find a rental calculator and run multifamily homes in it to make sure the cash flow is good. Its a tougher time to fine these nowadays but they are out there the more you look.

I've been in the same boat as you in Essex & Sussex. Sussex is faster and Essex is the worst in the state. Have you tried to help them get assistance through the DCA in the Eviction Prevention Program? It takes a few months but they will also pay the rears.

Cash is key in this market so congratulations. The biggest advice I can give (and not just because this is what I did) is to buy a 2-4 unit house and live in one of the units and rent out the others. Then after 6 months, start the HELOC process with a credit union and then use that buying power to invest further.


Once you grow further, you can use a property management company to scale vs running the day to day yourself.
