Chris Clothier I am surprised that no one else has posted on this topic yet.

I haven't read your article yet, but the first thing that pops into my mind is: Are my properties appreciating in value as compared to real estate on the whole? In other words, are my properties improving, and leading their neighborhoods at improving? And, is the neighborhood improving? Now, I haven't figured out how I am going to measure this. It would be costly to have an appraiser run through properties periodically.

As a new buy and hold investor, I appreciate the reminder that assessing the metrics is definitely time well spent.

Might I suggest, start to write your business plans down on paper (er... on electrons...) Having a formal plan will help you meet your goals.

Buy and hold, just one property so far. I am still rehabbing it, though it is almost done. Plans to have more.

You are getting a wonderful education with this forum. Join your local REIA (real estate investors association) or investment clubs too. Nothing like meeting people in your local area to help continue the learning. And that will help you make the contacts for the wholesaling, I believe.

Do learn a bit about LLC before you form it. The term 'pierced the corporate veil' means the protection of an LLC has been voided. So, as Ned said, you do have to know how to run it once it is formed.

Would it be helpful for Angela to have her real estate attorney write the notices on their letterhead? Just thinking that since the tenant is 'avoiding' Angela, and already knows she doesn't have to listen to Angela (no big dogs, no additional pets) an attorney's letter might get attention?

For me, a subscription to Angie's list was worth the annual fee- about $25. I have found all the contractors I was happy with on Angie's list.

Joel gave excellent advice.
Besides getting the debt in line, credit score up, and savings up, let me add...

learn the neighborhoods, meet contractors, other real estate professionals, and other landlords. Local Real Estate Investors Associations, and landlord associations would be good places to meet those people, and good resources. Also see if there are any landlord classes offered by your city. My city offers an all day class for free, well worth attending!

Oh, and write a business plan, no matter how simple. Getting things on paper helps make it happen! (and I have heard that it helps get loans ;-)
