I charge $40 a month for each small pet. No tenants have admitted to large pets yet, but I'll charge $100 under special circumstances, but I really don't want them.
I have a wonderful renter now, but the one before (who was asked to leave) left the place a mess and left behind two large dog crates after lying about having dogs.

@Kimberly Jones this is New Orleans, where the city won't even fix a pothole. As long as you've talked to your neighbors you don't have to justify yourself to anyone else.

Hi my market is New Orleans, we have a lot of junk, and wrecked houses. I'm wondering what should I absolutely stay away from? Yesterday while driving for dollars, I saw a house that literally had a tree growing out of the roof.

Can anyone recommend a good low cost company to collect rent payments?
Quick question, wouldn't the brrrr method get awfully expensive if you have to pay a downpayment when refinancing each time?
