Post: Shortage of rental properties in Calvert County

Absolutely true. My son and fiance had trouble finding a place. When I rented my townhouse this spring I had numerous people begging for it. I am now considering renting by the room for my current house. So many young professionals with either internships or new careers that are desperate for a place to live that is affordable.

Hey! I know I am a little late to the party and also VERY new to BP Forums, but I wanted to add my 2 cents and share my experiences as the partner to a travel nurse.

Firstly I really enjoyed reading the different view points on MTS from each of you! There a lot of value here that I hope to use.

My wife is a NICU nurse and we have been traveling since the end of 2019. She has had assignments in Winston Salem NC, Albuquerque NM, and now in Asheville. Having lived it and met a lot of other travel nurses from all over the country, my take on MTRs and travel nurses' is that there will always be a demand. Reason being the demand for specialties like NICU nurse fluctuate greatly depending on seasons and lifestyle shifts. At times there are very few babies, and then all of a sudden the census in hospitals jump, so they scramble to hire travelers. Additionally another big factor that effects the demand for travelers is wage disputes and strikes. We have seen hospitals offering up to $100/hr for contracts!

Point being that if you run the numbers properly and do your research, to me a MTR leased by a traveling professional is ideal. They are less likely to destroy the property, they pay the bills on time, they are happy to pay more than LTR rates, and you can have less vacancy than STRs. Every city we have travelled to, it has been VERY hard to find a MTR that suit a traveling couple i.e. a 2-3br/1-2bt with parking.

My suggestion would be to look up travel nurse groups on FB and see what people are saying about different markets and hospitals, and then explore properties within 20 minutes of popular hospitals. I hope that helps! Good luck!!

Thanks so much for sharing your insight Alex! It is very helpful to me, as I am just getting started in MTR.

I do not recall what it is called, but the base provides housing options for ranked military officials who relocate short term with family. Get on that list.

Thanks for the suggestion!

If anyone has MTR experience near a military base I would love to get your opinion. I am looking to invest in Columbia, SC because of Fort Jackson, USC, and several medical centers. Is there less or more demand near bases? Thanks!

Hey Sarah! I own MTRs myself and manage over 25 MTRs in the Charlotte market. Our properties remain booked for months at a time (average stay is 4 months). I'd love to discuss Charlotte as a potential opportunity for you to enter the MTR market.

Hey Stephanie! I was looking at some NC markets as well as Columbia, SC. You think Charlotte still has room to grow a MTR business?

Not me, but quite a lot of people. My brother lives up in Cranberry. It's right across the border of Allegheny County (where Pittsburgh is) into Butler County. Butler County hasn't had a reassessment of property tax values since the 1960s. They build a lot of new developments up in Cranberry to duck the taxman, and the Seneca Valley School District up there is reasonably rated.

That is what I am hearing. I was in the area in January and couldn't believe all of the building going on out there. It caught my attention and now I'm watching the market there as well.

I have units in Pittsburgh's southside. You have medical, tech, and universities in the area. Who are you trying to appeal to in Cranberry? I know I am looking for grad students and health professionals in my area.

My agent has rentals in Cranberry and told me I would find better inventory and lower taxes. I am looking to leverage my personal connections to connect with medical professionals. I have been looking mostly at the North Shore all the way up to Cranberry. I am originally from the North Hills area.

Looking for anyone investing in Pittsburgh, PA MTRs. I'm hearing that investors are going to Cranberry area to get away from high taxes. Is anyone investing in the city?
