Hello! $95k to acquire the property, closing costs ill just say $3k total, estimated $8k in rehab (plus $2k in reserves), ARV on the low end is $130, and the high end $144k (based on recent comps in the area)

Hello! Has anyone worked with properties in the Barstow Area?

I'm currently looking into a cosmetic flip there, but just have some general questions about the high desert area.

Looks like the property will need a fresh coat of paint exterior and interior, fencing on a 10,000sqft property, and siding/trim replacement, and concrete patio.

Any advice or input is much appreciated! Thank you!

Also, i'm like 8 months late reading into this forum, but it really was super cool to see how the group formed this thread! You guys are awesome!

Hello BP Community! Any investor here that's done a house flip in Barstow, CA, or is currently doing a flip in that area?

I am currently looking into a property that's more of a cosmetic flip, but this will be me and my brother's (we teamed up) first real estate deal and flip ever! It's a single family home, 3 bed/1bath, 877 sq ft property, more of cosmetic work (fresh paint, fixtures, etc) and landscaping on it's 10,000 sq ft lot. Exciting and scary, so any input will be much appreciated!

Also, do you guys know any, or are you a general contractor in Barstow CA?
