 Tom is correct from a logistics standpoint. If you're asking how someone gets approved from a lending standpoint, it would be pretty straightforward: The numbers have to make sense, and you would need to have the back-end buyer lined up. That's the basics of approval

Construct small cabins, tiny houses, or even a single-family home to rent out on a short-term basis via platforms like VRBO or as a long-term rental. Maybe a modular home? Depends on what it's zoned for, but Im with you, vacant land doesn't do much for our portfolio without anything on it making money!

Totally agree! It's a classic case of "strike while the iron's hot" versus "what if it gets even hotter?" 

You can wait for the perfect moment, but if you hesitate, the whole room just moves on without you. The smart money knows there are opportunities to be found in every market, even when everyone else is pulling out their hair. After all, there's a reason Warren Buffett goes all in when the masses are hitting the panic button.

There is some options out here for 100% financing on investment properties if your getting them all in between purchase and rehab less than 70% of ARV. Otherwise, Id sell your CA property as im willing to bet $20 it doesn't cash flow anyways and has a fair amount of your money locked up. Then use the money either in a 1031 exchange or simply using the cash to buy multiple properties in Virginia (depending on the pricepoint of the CA house and the VA houses) but it all comes down to what game your playing..appreciation or cash flow? Or a combo of both? Lots of markets can offer any of these options.
