Post: Co-Wholesale/JV Agreement contract

Does anyone have a contract that can be used for co-wholesale agreements? I've had wholesalers approach me about co-wholesaling with them on properties they have under contract, but I'm basically taking their word for it that I'll get paid if I bring a buyer. I assume there should be some formal agreement to protect me and ensure I get paid. I looked in the File Place, but didn't see anything, so I'd appreciate it if someone has something like that if they could share it with me. Thanks!

I've been around real estate investing for over a year and have learned a ton on my own, but I've been struggling to figure out a formula for success. Last year, I thought I had found a great mentor and he turned out to be a fraud.... literally.... which set me back a great deal both emotionally and financially. I am very active trying to get my wholesaling business up and running, but to date, have had no success. I have done direct mail (postcards), some yellow letters, made phone calls, driving for dollars, craigslist ads, created a website.... you name it. My goal is to start with wholesaling, then expand into fix and flips, buy and holds, and mortgage notes.

What I truly need is someone who has done this, successfully, with a proven track record, to help me along... and who does not want thousands of dollars up front. I'll tell everyone now... after the events of last year, I don't have it to give. Obviously, I'm not looking for a handout and would be open to some agreement for a percentage split of any closed deal. I understand that this is a business and any professional's time and knowledge is extremely valuable.

If you're interested in helping someone who is committed to making this work in and around the Lehigh Valley, I'd love to talk to you!

If you're interested in the Lehigh Valley, you should consider South Side Easton as well. Check it out... low cost of entry and nice rental rates.

Make sure that you protect yourself with a mortgage as well. It should help you if (heaven forbid) someone decides they don't want to pay you back the money you loaned them. Trust me, I learned this the hard way.

What is your strategy? Are you going to buy and hold it, or are you planning on wholesaling it to another investor, who would most likely buy and hold?

Either way, you're going to need to determine what the ARV is for the property, which is probably best done by a realtor since you're new to investing. You'll also want the realtor to tell you what rents in that area are for comparable properties. Then, if the owners will allow you to take a contractor through the property to get a rehab estimate, you should definitely do that. Once you have that information, it's all about the math... don't forget to include closing costs, holding costs if the property is vacant and you won't be collecting rent during the rehab, taxes, insurance, allowance for maintenance and vacancy, etc.

There are some calculators available under the Tools menu of BiggerPockets, so you might want to take a look at them to see if they will help you to determine your offer.
