First - Do not drop out of school. Keep going and go to college for something that pays.

I was very similar and truly did not like high school. College wasn't much better for me but I earn a BS and I'm halfway through a MBA. While in high school I got a job for a local investor cleaning apartments, painting, cutting grass, etc. This gave me my first exposure to being a landlord. I also started my own little landscape business. I had a old Buick with a trail attached to pull my mower and tools.

I learned a bunch over a few summers. Maybe you should try something similar. Also enjoy your youth. Life becomes more complicated when you have bills and responsibilities.

On a side note I don't really get the attraction to single family rentals versus multi units. If you lose the tenet in a single family then there's zero income. If you have a three unit and lose a tenet there should still be 2 rents coming in.

Even for scalability. I'd rather have three tenets under one roof to manage instead of three tenets at different locations.

I have student loan debt 60k or so and invest in real estate. I put extra each month on the highest interest student loan, but save most cash for the rentals. I've buy ugly multi units and fix them up to rent. (I skip the refinance part - I'm not comfortable with the added debt). I keep them within driving distance so i can do the repairs and management myself. This saves a bit each month.

Ultimately, it comes down to your risk tolerance. Apartments can be expensive to maintain and tenets may not pay. So if your barely getting by you may like to reduce your expenses, and build reserves first.

I just acquired a three unit and the first floor apartment has all original hardwood floors. Except one room which someone painted the hardwood blue the carpeted over it. What is the most cost effective way to update this? It's a C class property in C + neighborhood. Refining? New carpet? Paint again?

I have a 4-unit in a small town. Population is around 2000 people or so.  I haven't had a problem renting, or finding a group of applicants.  It seems most tenets stay for years because they can't buy houses. Most have bad credit and low income.

I use cozy. It's pretty good. You can see when tenets schedule there rents and when it's in process. It does take a few days to receive it.

I bought a pizzaria a few years ago. Generally you look at a cash flow statement. It should show the gross income and operating income. You'll all see there expenses and bottom line cash flow.  During the due diligence time most people sit in the buisnesss for a week or two. There you can verify income, traffic, expenses, etc.
