I disagree. The truck cost as much as a down payment for another house. I rather buy another property for more income than a fancy truck. I would feel terrible throwing a used toilet in the back of a 50k truck.

I prefer a used Toyota Tacoma with a 6 foot bed. It's tuff and gets good gas mileage. Solid resale. I don't mind getting it dirty.

Do you have a good realtor helping source a tenet? Where in CT are your rentals?

Did you look at a state school close to home? You would save a ton of money in tuition, and commute to save more.

An education is a essential. Solid W2 income also helps with the lending process.

I have a three family that has a three level covered porch in the back. What does it generally cost to replace the deck including new footings? What are the options?

Tiling is supper easy to do. Watch a YouTube video and try. It may take a weekend or two but You'll save money.

You might need a wet saw. I think the big box shops rent them, or you could buy a small one for a $100ish.

I had a truck before I started in real estate. A Toyota Tacoma, 4 cylinder, 4 wheel drive, 5 speed. I'll keep it until it dies. Currently, it has 205k miles and going strong.

The small trucks are fairly economical and cheap to buy.

Spend the weekend and paint it yourself. You'll save money and ensure it's done to your standards.

I got my first duplex five years ago at 28.

8k per month with buy and hold multi family's. This may change depending on private health insurance costs. The quotes i find are all over.

I'm currently at $3600.
