Update: We turned him down and moved on to the next candidate.

Another possibility is that maybe he was working remotely in another state or country and didn't want someone calling from North Carolina when he's supposed to be somewhere else. But either way, we didn't trust him as a renter and we moved on.

We have a potential tenant new to the area who has gone through a paid background check, signed a background check authorization form, sent us a LinkedIn profile, sent an offer letter and says he is willing to send us paycheck stubs, but says he doesn't want us to call HR to verify employment because he is supposed to have found housing already. What could be going on here? Is all of the other stuff phony?

I'm renting out two studio apartments to traveling nurses, graduate students and other medium term renters in a town with a large university and university hospital. I could potentially buy a small house with two bedrooms. It's too small to make it into a duplex.

I know that there are small families and couples that might want an arrangement like this, but I'm wondering about other peoples' experiences with pairing together roommates who don't know each other. I know some people do student housing like this, but has anyone else had success with a boarding house type arrangement with these groups?
