Hi,

I am

in the process of rehabbing and renovating my primary home, which I bought in all cash last year. Last month, I changed the insurance company.

Due to pandemic my plans of rehabbing are significantly delayed and it may take a little longer (possibly another six months to a year) to finish rehab work.

since the house is under construction, the insurance company is canceling my insurance policy, in this case I would like to know what are my options as far as home insurance policy is concerned?

Also, considering the house is currently paid in full do I really need to get homeowners insurance policy?

Post: Public Hearing 2nd story addition location with view ordinance

Hello,

I have a public hearing for one of my properties which bought recently; it has a lot of red tags and needs to be rehabbed. The property is in a coastal town and has view ordinance in place. I am adding some sqft on the second floor, although the addition I am doing on the second floor is very small and shouldn't really block any neighbor's view, there is still a possibility where someone may raise objection. I was told that, I should prepare a letter in support of my project and send it to the city office and also speak about it during the public hearing.

This is something new for me and I am looking to get some pointers as to what should I highlight in my letter and speech in favor of my project.

Hello,

I want to refinance my investment property which also has a HELOC on it. The reason for refinance is to explore possibility of lowering monthly payment and possibly cash out some equity to pay off HELOC.

Looking for suggestions for banks/brokerage firms that would offer competitive refinance options for an investment property.

I am considering IKEA kitchen cabinets for one of my properties which I will be rehabbing and staying in for a few years now and then renting it out until I am ready to retire in another 25-30 years.

unable to decide if IKEA cabinets would be a way to go for my needs? any pros and cons?

Hello,

I have a mortgage and HELOC on primary home. I opened HELOC about 8-9 months ago and has some balance on it. Now, I am converting primary into rental property and moving into my second home.

I have not been able to take advantage of really low interest rate on my primary due to HELOC making LTV over 80%. However, in near future I should be able to bring LTV down to 80% but by then it wouldn't be my primary property, it would have turned into investment property. My understanding is investment properties have higher interest rates compared to primary/secondary home. In that case, is there any other way for me to reduce my interest rate and there by monthly payments?
